1. About these terms
These Terms of Use govern your access to and use of the website at https://integerlending.co.uk (the "Site"), operated by Integer Lending, a trading name of Integer Lending Limited, company number 17364197, registered office 31 Mere Knolls Road, Sunderland, England, SR6 9LG ("we", "us", "our").

2. Nature of our services and important notices
- Integer Lending provides short-term property development and bridging finance to companies for business purposes. We do not lend to consumers.
- Unregulated lending: Our loans are provided on an unregulated basis to companies for business purposes, and are secured against property. Your property may be at risk if a loan is not repaid. Integer Lending does not carry on any activity regulated by the Financial Conduct Authority (FCA) and is not authorised by the FCA.
- FCA registration of our parent company: Our parent company, Integer Investments Europe LTD, is registered with the FCA (firm reference number 1045792) for anti-money-laundering supervision purposes only. This registration does not mean that our loans are regulated by the FCA, and you will not have access to the Financial Ombudsman Service or the Financial Services Compensation Scheme in relation to them.
- No financial advice: Information on the Site is provided for general information only and does not constitute financial, legal, tax, or investment advice, nor a personal recommendation. You should obtain independent professional advice before making any financial decision.
- Indicative figures only: Any rates, loan amounts, LTV bands, fees, or calculator outputs shown on the Site are indicative examples only. They do not constitute an offer of finance, and all facilities are subject to underwriting, valuation, and our full terms. Actual terms may differ.
